Houses can be roughly categorized into military homes and civilian homes. Unlike the name, military homes are not actually owned by the military. They are just like civilian homes, with individual owners, but with certain perks that differentiate them from civilian homes. If you are a home owner and are looking to make your home available for sale to military personnel, there are a few steps to follow to make the property ready for military men and women.
Clean the House Thoroughly
The first thing is to clean the house thoroughly before putting it up for sale. Military personnel are accustomed to cleanliness, and a neat house will give them a strong first impression. Hire professional cleaners, if possible, to clean the house inside out.
Repaint and Renovation
If the house needs repaint in some portions, make sure to get it done before putting the house up for sale. Similarly, if there are any renovation works that need to be done, don’t wait for the buyers to come in and do the repairs out of their pocket. Always sell a fully repaired house, with appropriate pricing that is justified according to the property location, size and age.
Put up an Ad
Once the house is ready for sale, the next step is to put it up for sale on the local listings website. Look for websites that offer free real estate listings, and choose a site that lists only military homes so that you don’t get a lot of civilian buyers. Make sure to include a lot of high quality photos, along with every detail about the house including area of the property, amenities available, name of the neighborhood, possible nearby landmarks and details of the rooms available in the property.
Do a Background Check
In rare cases, the potential buyers who show up to buy the house may not be actual military personnel. This is usually done by those people who are civilians but want to pick up a house that is being sold exclusively to military men and women. If a buyer comes and expresses their desire for buying the property, always ask for their service credentials before finalizing a deal. Check with the appropriate military base if such a person exists, or you can even ask for their military ID for verification. Proceed with the deal only after you are sure they are military.
Prepare Appropriate Documents
The process of selling a house to military personnel is slightly different from dealing with civilian buyers. To make sure all your bases and legal jargons are covered, hire a military real estate agent who will have better knowledge on drawing up the appropriate contracts and documents.
